These are the counties where Motivated Sellers and SellHouseFast can sell seller leads today, sorted into three priority groups. Target the counties in Meta, one group at a time. Each county also comes with its ZIP codes as a reference, so your pre-lander can check that a visitor's address is inside a covered county.

Leads from outside these counties sell much less often, so keep your targeting inside the list. Within it, work from A to C.

Steady counties. Start here.
Buyers in these counties have stayed switched on and rarely pause. Target these first.

How to use this with Meta
These ads run in Meta's Housing special ad category, which allows county (or 15-mile radius) targeting but not ZIP codes. Meta also needs about 50 conversions in 7 days to leave its learning phase, and every location edit starts that over, so set locations once and leave them alone.
Start with Group A
Download the Group A county list below and add those counties as the locations for your ad set.
Add Group B once A runs well
When your Group A ad set is out of learning and delivering steadily, add the Group B counties, ideally as their own ad set so the Group A ad set keeps its learning.
Add Group C last
Group C covers the rest of what we can sell in today. Its coverage changes most often, so it is the last to add.
Edit locations rarely
Every county change restarts learning. Come back here and refresh your list when you plan a change, not daily.
Check the state in Meta's location picker. Many county names, such as Washington, Jefferson or Douglas, exist in several states, so a pasted list of names can match counties you did not mean. Search each county with its state (the county list has a “County, ST” column for this) and pick the entry in the right state.
ZIP codes are not for Meta targeting. Use the ZIP reference on your own pre-lander to confirm a visitor's address is inside a covered county before you send them to us. Running Google instead? The same groups apply; target the counties.

The county list is what you target in Meta: one row per county with its state, group and a “County, ST” name to search in Meta's location picker. The ZIP reference files list each county's ZIP codes for your pre-lander's address check; do not use them for Meta targeting.

Tip: opening a ZIP reference file in a spreadsheet can drop the leading zero from ZIPs such as 02108; read it as text. Need only part of a group? Filter in Browse and use “Download what I'm viewing”. Three Virginia independent cities (Hopewell, Manassas Park, Williamsburg) are in the county lists but have no ZIP codes of their own on file.
